Property Management and Receivership
Our aim at Acorn is twofold: first, to provide our tenants with an attractive, clean, and secure rental property, and second, to provide our clients with a high return on investment for their multi-unit properties. We seek to maximize the value of an investor’s asset through attentive management, responsive maintenance, and accurate financial reporting.
Management Services include, but are not limited to:
- Providing your building with a dedicated property manager who will review, organize and monitor all leases. Your property manager will advertise, show and execute leases on all vacant apartments.
- Collecting rent from tenants and pursuing rent on delinquent accounts.
- Addressing all maintenance problems as they arise, ensuring the safety and security of each property.
- Providing 24/7 after-hours emergency service for you and your tenants.
- Providing rehab services. Our sister company, EDL Construction, has done over $20 million in construction renovations over the past 35 years and is available to assist you in all of your rehab needs.
- Responding to building violations. This includes using our maintenance team to address each violation, as well as appear in court as required by the city.
- Tracking all income and expenses of your asset, providing you with a detailed monthly and accounting report.
- Reviewing, approving, and paying vendor invoices.
- Working with you to create a budget for your property, generating a long-term plan for capital improvements and repairs.
Receivership
We also specialize in receivership. As a court-appointed receiver, we lead a distressed property towards maximum value through the same steps outlined above.
